COMING SOON: New Shopping Center in the KAP Industrial Zone, Podgorica

The company UNIPROM will soon commence the construction of a new shopping center in the KAP industrial zone, on the outskirts of Podgorica. This project represents a holistic urban landmark along the southwest bypass route towards Golubovci Airport. Designed by our talented architects, the shopping center focuses on creating a uniquely attractive form that offers functional flexibility and user comfort, both inside and outside the building.

In defining the building's volumetry, key factors included the building's purpose, surrounding structures in the industrial zone, and its perception from the main road and the perspective of the users themselves. Inspired by the characteristic shed roofs of nearby buildings, we have created a structure that interprets industrial elements with a contemporary design expression. The facade skin of the building, with its design, contributes to the modern expression of a typical industrial structure with shed roofs.

The new shopping center covers over 9,000 m² on the ground floor, creating an architectural landmark in the open landscape characterized by industrial architecture. Integration with the existing industrial environment is achieved through the use of characteristic shed roofs and bold facade design. The terracotta color of the longitudinal solid with shed roofs evokes the characteristic tone of the earth in this zone, while the perforated metal facade skin animates the static cube form and contributes to the dynamic visual expression of the building. The shopping center's location provides convenience for vehicular traffic, with open space for access and vehicle accommodation. A "drive-through" for the restaurant allows easy vehicle passage for users not staying on the premises, ensuring smooth traffic flow along the busy bypass route. Additionally, the building design offers comfort to users with designated spaces for social interaction.

The unique orthogonal cube of the building consists of three integrated units, with the functional solution encompassing the following:
•Drive-In for a fast-food chain with separate access and parking;
•Shopping center space with modular organization of rental units (shell and core) that includes the following zones:
oService zone - F&B (Food and Beverage)
oService zone – bank, mobile operator branches, pharmacies, etc.
oService zone – cosmetic and hair salons, SPA
oCommercial zone - stores (clothing, jewelry, toys, pet shop, etc.)
oCommercial zone – grocery chain

Inside the building, provisions are made for the necessary facilities for the shopping center's operation, including technical spaces, warehouses, management offices, security areas, technical staff rooms, and restrooms.
